Landscape design and build in Vista.
Vista has everything from established neighborhoods with mature trees to larger hillside lots and planned communities like Shadowridge. You see your yard in 3D before anything is built, then we build it.

What makes Vista yards different
- Established yards. Many Vista homes have older landscaping, mature trees and patios that have settled. I design around what is worth keeping and plan what should go.
- Slopes and larger lots. Hillside and acre-size lots call for walls, drainage and erosion control planned with the layout, so the usable space is where you want it.
- Older irrigation. Older systems often waste water. Updating irrigation with the new design usually saves more than any single plant choice.
- Room to entertain. Vista lots often have space for a real outdoor kitchen, cover and fire feature. The 3D model helps you size them to how you actually live.

What I design and build in Vista
- Pools and spas, designed with the patio and planting around them.
- Patios and hardscape: pavers, concrete, natural stone, walls and steps.
- Patio covers and pergolas, engineered and permitted.
- Outdoor kitchens, fire pits and fireplaces.
- Planting and irrigation, chosen for this climate, plus lawn replacement and artificial turf.
- Lighting and drainage, planned from the start rather than added later.
- Front yards: walks, drive bands, planting and lighting.

Water, permits and HOAs in Vista
Most Vista homes are served by Vista Irrigation District, and some areas by Vallecitos Water District. Check your district for current rebates on lawn replacement and efficient irrigation.
Building permits come from the City of Vista. Pools, patio covers and larger retaining walls need permits, and planned communities may require HOA approval first. I plan the drawings around both.

What it costs
Every yard is different, so the honest answer starts with your lot. For typical ranges on pools, patios, covers, kitchens and front yards in this area, see what this actually costs, or compare surfaces in pavers vs. concrete.
Every design concept includes an honest budget range for your yard, so you know where you stand before anyone bids.

How it works
- Design concept. Send a few details and photos. You get a layout plan, a 3D view and an honest budget range.
- Site visit. I measure the yard, check grading, drainage and utilities, and talk through what you want.
- Full 3D design. Walk through your new yard, day and night, and make changes before anything is built.
- We build it. One point of contact from the first sketch to the final walkthrough, with pools built by our licensed pool partners and a 5-year craftsmanship warranty on our work.

Questions people ask me
Do you keep mature trees?
Whenever it makes sense. Mature trees are hard to replace, so I design around healthy ones and plan root protection during construction.
Can you redo an older yard in phases?
Yes. I plan the whole yard first, then we build it in the order that makes sense for your budget.
Do you design and build in Vista?
Yes. Vista is inside the area where we design and build.
