Landscape design and build in Carlsbad.

Carlsbad runs from beach cottages in the Village to hillside homes in La Costa and Aviara, often with an HOA and sometimes with coastal rules on top. You see your yard in 3D before anything is built, then we build it.

Water, permits and HOAs in Carlsbad

Most Carlsbad homes get water from the Carlsbad Municipal Water District, and some areas are served by Olivenhain Municipal Water District or Vallecitos Water District. Check your district for current rebates on lawn replacement and efficient irrigation.

Building permits come from the City of Carlsbad. Pools, patio covers and larger retaining walls need permits, and properties in the coastal zone may need extra review for exterior work. Many neighborhoods also require HOA approval before work starts. I plan the drawings around both.

What it costs

Every yard is different, so the honest answer starts with your lot. For typical ranges on pools, patios, covers, kitchens and front yards in this area, see what this actually costs, or compare surfaces in pavers vs. concrete.

Every design concept includes an honest budget range for your yard, so you know where you stand before anyone bids.

C-5

How it works

  1. Design concept. Send a few details and photos. You get a layout plan, a 3D view and an honest budget range.
  2. Site visit. I measure the yard, check grading, drainage and utilities, and talk through what you want.
  3. Full 3D design. Walk through your new yard, day and night, and make changes before anything is built.
  4. We build it. One point of contact from the first sketch to the final walkthrough, with pools built by our licensed pool partners and a 5-year craftsmanship warranty on our work.

Questions people ask me

Can you prepare plans for my Carlsbad HOA?

Yes. I prepare HOA-ready plans showing layout, materials and planting, and I adjust them if the committee asks for changes.

What holds up near the ocean?

Stone and pavers rated for coastal use, powder-coated or stainless hardware, and coastal-tolerant planting. I point out what to avoid before you choose.

Do you design and build in Carlsbad?

Yes. Carlsbad is inside the area where we design and build.
