San Marcos, California
Landscape design and build in San Marcos.
San Marcos mixes newer hillside neighborhoods like San Elijo Hills with established areas around Lake San Marcos and Twin Oaks Valley. You see your yard in 3D before anything is built, then we build it.

What makes San Marcos yards different
- Hillside and terraced lots. Many San Marcos homes sit on graded pads with slopes behind them. Walls, drainage and steps are planned together so the yard stays usable and the slope stays put.
- Newer-home backyards. In newer tracts the backyard is often bare soil or builder turf. I plan the whole yard at once so you can build it all now or in phases without redoing work.
- HOA review. Neighborhoods like San Elijo Hills have design guidelines. I prepare an HOA-ready plan set so approval goes smoothly.
- Heat and sun. Inland afternoons get warm. Shade structures, patio covers and the right planting make the yard usable in summer.

What I design and build in San Marcos
- Pools and spas, designed with the patio and planting around them.
- Patios and hardscape: pavers, concrete, natural stone, walls and steps.
- Patio covers and pergolas, engineered and permitted.
- Outdoor kitchens, fire pits and fireplaces.
- Planting and irrigation, chosen for this climate, plus lawn replacement and artificial turf.
- Lighting and drainage, planned from the start rather than added later.
- Front yards: walks, drive bands, planting and lighting.

Water, permits and HOAs in San Marcos
Most San Marcos homes are served by Vallecitos Water District, and some areas by Vista Irrigation District or Olivenhain Municipal Water District. Check your district for current rebates on lawn replacement and efficient irrigation.
Building permits come from the City of San Marcos. Pools, patio covers and larger retaining walls need permits, and many neighborhoods require HOA approval first. I plan the drawings around both.

What it costs
Every yard is different, so the honest answer starts with your lot. For typical ranges on pools, patios, covers, kitchens and front yards in this area, see what this actually costs, or compare surfaces in pavers vs. concrete.
Every design concept includes an honest budget range for your yard, so you know where you stand before anyone bids.

How it works
- Design concept. Send a few details and photos. You get a layout plan, a 3D view and an honest budget range.
- Site visit. I measure the yard, check grading, drainage and utilities, and talk through what you want.
- Full 3D design. Walk through your new yard, day and night, and make changes before anything is built.
- We build it. One point of contact from the first sketch to the final walkthrough, with pools built by our licensed pool partners and a 5-year craftsmanship warranty on our work.

Questions people ask me
My San Marcos backyard is empty. Where do I start?
With a plan for the whole yard. Then you can build the most important parts first and add the rest later without tearing anything out.
Can you work with my HOA?
Yes. I prepare plans showing layout, materials and planting for review, and adjust them if the committee asks.
Do you design and build in San Marcos?
Yes. San Marcos is inside the area where we design and build.
