Encinitas, California
Landscape design and build in Encinitas.
Encinitas is five communities in one: Leucadia, Cardiff-by-the-Sea, Old and New Encinitas, and Olivenhain. Lots range from tight coastal yards to acre properties, and much of the city has coastal rules. You see your yard in 3D before anything is built, then we build it.

What makes Encinitas yards different
- Coastal rules. Much of Encinitas is in the coastal zone, where some exterior work needs extra review. I plan the design and drawings with that in mind from the start.
- Tight coastal lots. In Leucadia and Cardiff, yards are often small and close to neighbors. Layout, privacy planting and outdoor rooms matter more than adding features.
- Olivenhain acreage. Olivenhain's larger, rural lots have room for pools, gardens and paths, often with slopes and equestrian setbacks to plan around.
- Salt air and wind. Near the water I choose materials, fixtures and planting that hold up to marine conditions.

What I design and build in Encinitas
- Pools and spas, designed with the patio and planting around them.
- Patios and hardscape: pavers, concrete, natural stone, walls and steps.
- Patio covers and pergolas, engineered and permitted.
- Outdoor kitchens, fire pits and fireplaces.
- Planting and irrigation, chosen for this climate, plus lawn replacement and artificial turf.
- Lighting and drainage, planned from the start rather than added later.
- Front yards: walks, drive bands, planting and lighting.

Water, permits and HOAs in Encinitas
Encinitas homes are served by San Dieguito Water District or Olivenhain Municipal Water District, depending on location. Check your district for current rebates on lawn replacement and efficient irrigation.
Building permits come from the City of Encinitas. Pools, patio covers and larger retaining walls need permits, and properties in the coastal zone may need extra review for exterior work. I plan the drawings around it.

What it costs
Every yard is different, so the honest answer starts with your lot. For typical ranges on pools, patios, covers, kitchens and front yards in this area, see what this actually costs, or compare surfaces in pavers vs. concrete.
Every design concept includes an honest budget range for your yard, so you know where you stand before anyone bids.

How it works
- Design concept. Send a few details and photos. You get a layout plan, a 3D view and an honest budget range.
- Site visit. I measure the yard, check grading, drainage and utilities, and talk through what you want.
- Full 3D design. Walk through your new yard, day and night, and make changes before anything is built.
- We build it. One point of contact from the first sketch to the final walkthrough, with pools built by our licensed pool partners and a 5-year craftsmanship warranty on our work.

Questions people ask me
Does my Encinitas project need coastal review?
It depends on where you are and what you build. I check your property and plan the drawings for the reviews it needs.
Can you make a small coastal yard feel bigger?
Usually, yes. Clear outdoor rooms, privacy planting and the right scale of furniture and structures make a big difference.
Do you design and build in Encinitas?
Yes. Encinitas is inside the area where we design and build.
