Oceanside, California
Landscape design and build in Oceanside.
Oceanside goes from coastal neighborhoods near the harbor to hillside views in Fire Mountain and larger lots in Morro Hills. You see your yard in 3D before anything is built, then we build it.

What makes Oceanside yards different
- Coastal conditions. Closer to the water, salt air and wind wear on metal, wood and some finishes. I choose materials and planting that last there.
- Hillside view lots. Fire Mountain and other hillside areas have slopes and views to protect. Walls, steps and drainage are planned so the yard works and the view stays open.
- Larger inland lots. In Morro Hills and the eastern neighborhoods, lots are bigger. I focus the finished living space near the house and let the rest stay simple and low-water.
- Outdoor living year-round. Mild weather means patios, covers and fire features get used most of the year, so they are worth designing well.

What I design and build in Oceanside
- Pools and spas, designed with the patio and planting around them.
- Patios and hardscape: pavers, concrete, natural stone, walls and steps.
- Patio covers and pergolas, engineered and permitted.
- Outdoor kitchens, fire pits and fireplaces.
- Planting and irrigation, chosen for this climate, plus lawn replacement and artificial turf.
- Lighting and drainage, planned from the start rather than added later.
- Front yards: walks, drive bands, planting and lighting.

Water, permits and HOAs in Oceanside
Oceanside homes get water from the City of Oceanside's water utility. Check the city for current rebates on lawn replacement and efficient irrigation.
Building permits come from the City of Oceanside. Pools, patio covers and larger retaining walls need permits, and properties in the coastal zone may need extra review for exterior work. Many planned communities also require HOA approval. I plan the drawings around both.

What it costs
Every yard is different, so the honest answer starts with your lot. For typical ranges on pools, patios, covers, kitchens and front yards in this area, see what this actually costs, or compare surfaces in pavers vs. concrete.
Every design concept includes an honest budget range for your yard, so you know where you stand before anyone bids.

How it works
- Design concept. Send a few details and photos. You get a layout plan, a 3D view and an honest budget range.
- Site visit. I measure the yard, check grading, drainage and utilities, and talk through what you want.
- Full 3D design. Walk through your new yard, day and night, and make changes before anything is built.
- We build it. One point of contact from the first sketch to the final walkthrough, with pools built by our licensed pool partners and a 5-year craftsmanship warranty on our work.

Questions people ask me
Do you design in Fire Mountain?
Yes. Fire Mountain's hillside lots and views are some of the best design opportunities in Oceanside.
What holds up near the ocean?
Stone and pavers rated for coastal use, powder-coated or stainless hardware, and coastal-tolerant planting. I point out what to avoid before you choose.
Do you design and build in Oceanside?
Yes. Oceanside is inside the area where we design and build.
